Development phases

The Covenant Wellness Community (CWC) will be developed in phases over the next few years, depending on market conditions, financing and healthcare priorities.

The CWC is being designed with innovation in mind. It’s not just how each building will function on its own, but how it will interact with other buildings and the community.

Phase 1: Community Health Centre

The Community Health Centre (CHC) is the first phase of the Covenant Wellness Community development. Scheduled for completion in 2025, the three-storey building will include approximately 190,000 square feet of space, with a two-level underground parkade. It will house health-related services, including several clinics transferred from the Grey Nuns Community Hospital and a primary care centre. It will also offer additional space for future clinical health services.


Key programs

The centre will include:

  • medical/surgical clinics

  • outpatient mental health services

  • a diabetes education centre

  • outpatient cardiac rehabilitation, a preadmission clinic and a surgical booking office

  • a conference education centre, public space, and administration and building support services

Relocated services and clinics from the Grey Nuns Community Hospital will be listed closer to the centre’s opening.


Retail services

Retail services will provide wraparound supports for patients and families visiting the health centre.

Tenants will include:

  • Pharmacy Brands Canada

  • Visionary Eye Centre

  • Primus Physiotherapy

  • MIC Medical Imaging

  • Aria MD Sleep Centre

  • Aurora Dental

  • a denture clinic

  • a hearing clinic

In 2022, work began on Phase 1 of our exciting Covenant Wellness Community, which will be the Community Health Centre. The construction is well underway, and we’ve signed many leases with medical retail groups for medical retail space. We’re also in discussion about designated spaces for urgent care, primary care, seniors’ care, care for mental health and addictions and lab services. When completed in summer 2025, the centre will serve as a one-stop wellness destination for one of Edmonton’s fastest-growing and most diverse neighbourhoods and a model for community-based care for the entire province.

Future phases

In addition to the Community Health Centre (CHC), the master plan for the Covenant Wellness Community (CWC) includes building the following phases over the next few years:

  • Integrated Senior’s Continuing Care Centre

  • residential housing

  • retail/commercial areas

  • The Integrated Seniors’ Continuing Care Centre will be a state-of-the-art continuing care facility to support older adults, both those who live in the centre and those who live in the community.

    Seniors’ care and services

    The centre will include a seniors’ care residence with approximately 250 suites. This innovative model integrates long-term care, supportive living, restorative care and palliative care, allowing residents to remain in their homes even as their needs change.

    Residents will have access to many of the CWC’s services and supports, including the CHC and curated retail options. Smart technologies and senior-friendly design coupled with an accessible service model will ensure quality and convenience for seniors.

    Centre of excellence for seniors’ innovation

    The Integrated Seniors’ Continuing Care Centre will also house a centre of excellence for seniors’ innovation, which will bring families, caregivers and technology providers together to spearhead innovation and research.

  • Approximately 200 multigenerational residential units will be developed in several stages, creating homes for people of all ages and backgrounds. These affordable homes will also support seniors to live and age independently in their homes, provide access to comprehensive health services and support people to enjoy activities that enhance their well-being.

  • The CWC plans include commercial areas and space for development as the campus grows and needs emerge. Rental space will be available for businesses that offer services and supports for residents and patients.
